Sell your farm, land or rural home in Southern Middle Tennessee
Chris Van Eps is a licensed Tennessee REALTOR® with Dalton Wade Real Estate Group. He prices rural property on rural comps, markets it where land buyers search, and knows the Greenbelt, well, septic and access questions buyers ask.
Selling land is not the same as selling a house
Farms, hunting tracts and acreage have a different buyer pool, a different way of pricing and more questions in due diligence. Here is how Chris handles them.
Priced on rural comps
Price per acre swings with water, soil, timber, improvements, Greenbelt status and location. Chris prices from comparable rural sales in the same area and property type, not suburban comps or automated estimates.
Marketed where land buyers look
Land and farm listings go on LandWatch, Land And Farm and Lands of America, as well as the MLS and 200+ portals such as Zillow and Realtor.com.
Buyers he contacts personally
Chris reaches out personally to the farm buyers, hunting land buyers and rural investors in his own database when a property matches what they want.
Drone coverage on acreage
Every listing with meaningful acreage gets drone video and aerial photos that show terrain, field layout, water features and access.
Greenbelt, well and septic up front
Chris documents Greenbelt enrollment, explains rollback to buyers, and helps them understand the well and septic systems before inspection.
Same-day replies
Calls, texts and emails are answered the same day, evenings and weekends included. Rural buyers don't shop 9 to 5.
Every type of rural property
Each property type has its own buyers, its own pricing and its own marketing. These are the ones Chris sells.
Working farms and ag land
Cattle operations, hay ground, row crop and mixed-use tracts, marketed to farm buyers, with Farm Credit and FSA buyer financing coordinated.
Hunting and recreational land
Timber tracts, creek bottom and private hunting properties, with wildlife habitat and water features highlighted for recreational buyers.
Small acreage and mini-farms
Five to thirty acres with a home, marketed to relocation buyers, homesteaders and lifestyle buyers, with USDA loan eligibility highlighted.
Horse and equestrian properties
Stables, arenas, paddocks and pasture, with the infrastructure documented and outreach to equestrian buyers, including the Marshall County and Shelbyville corridor.
Timber tracts
Wooded acreage priced after a professional timber cruise, with the timber rights documentation verified before listing.
Investment and development land
Growth-corridor and long-hold tracts, with road frontage, utilities and zoning documented for investors, developers and 1031 exchange buyers.
How a sale works with Chris
Every listing gets the full 21-point marketing plan, whatever the price point.
Free market analysis
Chris pulls real comparable sales from your area and gives you a realistic price range. Rural property needs rural data, not suburban averages.
Pricing and launch
You agree a price built to draw serious interest in the first two weeks, not one that sits and gets cut later. The listing then launches with professional photography, drone footage, a 3D tour and targeted ads.
Negotiate and close
Chris handles every counteroffer, inspection issue and lender conversation, and coordinates due diligence through to closing.
The Easy Exit Listing
You keep the right to leave, and every Easy Exit listing still gets the full 21-point marketing plan, for homes, farms, hunting land and acreage. In Chris's words: “List with me. Leave anytime. Most don’t.”

Questions sellers ask
How is selling a farm or land different from selling a house?
It needs a different way of pricing, a different buyer pool, different marketing platforms and a longer due diligence period. Farm and land buyers search land-specific platforms and agricultural networks, not only Zillow.
What should I get ready before listing my farm or land?
Check and document your Greenbelt status, gather well and septic records if there is a home, make sure the boundary lines are clear, document any easements or access agreements, and know your timber situation. Chris walks sellers through this in the pre-listing consultation.
Does Greenbelt status affect my sale?
Yes. Enrollment can be a selling point for agricultural buyers because it lowers property taxes after purchase. Rollback taxes can apply if the land's use changes, so it has to be disclosed and understood. Chris presents it accurately to the right buyers.
What does it cost to cancel an Easy Exit Listing?
Before 90 days, you reimburse the actual out-of-pocket marketing costs (photography, drone and paid ads), typically $300–$500, and you see that number before anything is ordered. After 90 days, nothing.
Is the free valuation an appraisal?
No. It is a comparative market analysis: a professional opinion of value based on comparable sales and market conditions. For legal, lending or estate purposes you need a formal appraisal from a licensed appraiser.
How long does a rural sale take?
Rural land usually takes longer than a house: a longer marketing period, longer due diligence and a longer closing. The pricing strategy session covers realistic days-on-market targets for your property.
Find out what your property is worth
Tell Chris where the property is, roughly how many acres, and when you're thinking of selling. You'll get a valuation based on real rural sales, free and with no obligation.
